Commercial property values are now down by 40% since their peak in 2007. This means that there are a number of attractive opportunities in this market and current yields, even allowing for a realistic allowance for tenant fallout, will provide a strong real return. You can get yields of 8% to 9% on commercial property that on their current value can also enjoy some strong capital growth - two very attractive features.

Of those that are old enough to remember previous property crisis there would be few that would deny wishing to have got back into property at the right time, just before prices started to rise again. But it is not just a case of timing; one of the main challenges is that whenever there is a property slump it is more difficult to raise the cash to take advantage of the market.

The Vision Property Fund has been specifically set up to achieve the objective of raising private equity from investors who want to participate in the UK Commercial property market without the day-to-day issues of managing a diverse property portfolio and to avoid being exposed to negative equity risk

The Vision Property Fund was established in the summer of 2009 and is set to raise £30 million of equity from private investors. The fund will then be leveraged to circa £75 million.

The 'clubbing together' of investors with equity means that, with the creation of a £75 million fund, properties with higher investment values can be targeted. This is the particular area of the market which finds a landscape with far fewer players than in recent years. The investment returns available therefore are significantly higher than if an individual investor was investing themselves.
